Property Rehab and Homeownership

ETC recognizes that healthy, safe, and welcoming housing and business establishments are important components of a thriving neighborhood.  Reducing vacancy improves the neighborhood’s visual environment, stabilizes the housing market, and mitigates negative activities such as crime and illegal dumping.  The Property Rehab and Homeownership program seeks to improve the housing conditions, the availability of goods and services, and the overall look of the East Trenton neighborhood.

To do this, ETC partners with Community Asset Preservation Corporation (CAPC), NJCC’s development arm, to rehab and reoccupy vacant properties in the East Trenton neighborhood. CAPC’s real estate development professionals help identify, acquire, and restore single-family and mixed-use properties to productive use. Single-family units become available for homeownership for mortgage-ready homebuyers with financial support from ETC, and mixed-use properties become available for residential and commercial tenants. This ongoing program prioritizes projects to provide affordable, quality housing options; promotes homeownership; attracts new businesses; and improves the overall look of the East Trenton neighborhood.

In 2021, ETC created a report on the success of this program thus far. “Redevelopment in the East Trenton Neighborhood 2017-2021” highlights the 13 properties acquired in the East Trenton neighborhood that have been renovated or are currently in the process of renovation.

How are properties selected?

CAPC acquires properties both through private sale and from the City of Trenton.  Properties must be located in the East Trenton neighborhood and are selected based on their availability for purchase, their potential to spur further revitalization, the scope of construction needs, the overall project cost, and availability of funds.

Who completes the repairs?

CAPC partners with local community builders and contractors to rehabilitate and return properties to productive use as quality, affordable housing, and commercial spaces.

How can I purchase or rent a home or commercial space that ETC has rehabbed?

Because construction projects take time, ETC does not always have properties available for purchase or rent.  If you are interested in purchasing or renting a home, apartment, or space for your business, please contact Caitlin Fair to learn more about available units.

How do I qualify for a mortgage?

You can reach out to any trusted bank of mortgage lender to learn more about becoming mortgage-ready.  NJCC also offers guidance through its Address Yourself program.  To learn more about Address Yourself, visit their website or call 732-640-2061 ext.310.

I have a property in East Trenton that I want to sell.  Can ETC buy it?

Please contact Caitlin Fair to share information about a property in East Trenton that you are interested in selling for rehabilitation.  Please note that CAPC purchases only unoccupied properties.
